Questions to ask during the phone screening process

I have a tenant that wants to move out before the end of the lease to find a less expensive rental. They keep the house clean and orderly and I have not had any trouble receiving the rent. I'm ok with them leaving early as long as the they find a 'suitable' prospect that I rent to after screening. Am I alone in doing this? Or are there other Landlords that offer this to good tenants?

You really don't want your current tenant doing the screening process for you. As a landlord, you really want to do your own screening and tenant selection.
