Does a landlord have any liability in denying an application on a gut feeling.

In the middle of a break up I have potential tenant dependant on spousal & child support income that I am not comfortable with. I believe the person possessing the space should be the income earner, for the simple fact of a person will pay to keep a roof over their own head first before someone elses. ( same for Co-signer) Is it an owner's/landlords right to deny a tenant based on their gut feeling?  With that said, As a Landlord if you deny an application do you have to give a reason?  Derrick

This website offers a denial notice that just states that your decision was based off of the credit report. I usually add that there was an applicant with a higher score that was approved. Less detail the better.
