What is the proper notice to send out offer to renew or renters to decline offer to renew

What is the proper notice to send out offer to renew or renters to decline offer to renew I orginally had a property managment company and since had to take it over my self. What is the legal amount of time I need to offer to renew and that Renters have to notify me in writing that they will not be renewing there lease with me.  THanks Jessica
