Forcing someone to leave at end of lease?

I am about to have a new tenant sign a lease with us but I am a little apprehensive about them, but they are the best out of all of the applications we have gotten.  She has agreed to a 6-month "trial lease" just to make sure we are both happy with the whole thing.  My only concern is that if I do want her out after that 6 months and she refuses to leave how difficult is it to force her?  Is it as involved and drawn out as eviction proceedings or can it be more of a trespassing thing?  I am in Delaware by the way.   Thanks.

lease/contract is finish why due you have to force them out I don't get it???????
It may take several months to evict someone who violates a contract regardless if it’s a month to month or long term lease.  Go with your gut feeling which appears to be telling you to find another tenant. -----Disclaimer: Since I’ve been answering a lot of questions, I thought I would make the following statement. I’m not affiliated with EZlandlord Forms. I’m just here (not sure how long) to help those that have questions. Having 40+ yrs with Rental Property and done well, it’s my way of “Pay it Forward (check out the movie).” However, it is up to you to become familiar with Fed/State/Local and Tax Laws. I always like to know if the suggestions I offer are helpful. Feel free to comment anytime. Thanks in Advance. BTW...check out the Rental Property Organizer at Simp-List.com. Free Trial Download.
