Tenants made additional keys, not returned at move out, MN

Not only did my tenants move out prior to end of lease, only one set of keys were returned. Upon contacting them, I was told her husband was out of state with one set, and she had another set made for her daughter that she hasn't gotten back. Since I have new tenants coming in I have to replace the locks. Since the keys were part of the security deposit without a specified amount, how much can I charge for replacing and installing all locks?

Jessica, I believe you can charge what it costs you and deduct from the security deposit.
That’s a hard one to answer. There is no way of knowing how many keys have been made. If challenged, it could become a he said-she said…..Having said that, consider making it a practice to always change the locks when tenants move. Safety. You don’t have to change the whole lock, just have the tumblers changed and ask locksmith to make all locks have the same key…..What I have done is pro-rate the cost of replacing locks based on their length of residency.
