non payment of rent

Have two tenants who owe Over 3,000.00 in back rent. Rental agreement has lapsed by 4 months and they havent paid me Any rent. Is a notice to vacate or quit my only recourse? there is no existing agreement for them to stay there and they refuse to leave the premises.
