One of two tenants intends to vacate

I am a landlord of a 2-bedroom unit. Currently the lease has names of two co-tenants. Original agreement date has elapsed, so they've been on month-by-month rent basis. Recently one of the tenants sent me a letter, giving me 1 month notice that he intends to vacate. What are my current options? Is it my responsibility to immediately start looking for a co-tenant replacement, if the remaining tenant would like to stay? Or is it up to the remaining tenant to do the searching? Or is the original lease now considered invalid? thanks.

I would tell the remaining tenant that they are responsible for finding a new roommate if they want to stay in the rental property, and otherwise they will have to vacate and you will find new tenants for a new lease agreement.
