GA Month to Month/Eviction

Hi. In GA  have tenant end of lease provided options mos-mos w/rent increase. Tenant sent notice will only stay 1 mos of mos to mos. Tenant also sent bogus letter for repairs. Question if i make repairs prior to last month and tenant send another repair list on final mos refusing to pay rent can i start eviction? Lease said rent due on 1, late on 2 but give a grace to 5. Can i start 3 day eviction on 2 date or must i wait until the to provide notice? Thanks
