Tenant breaking lease

I have a tenant who wanted to break her lease, and I am more than happy to let her go.    I have a new person that would like to move in, but still don't have a firm date on when the current tenant is going to be out.    Should I get the keys from them before I sign the new tenant?  Or, can I/should I have them sign a date that they will be out?  Any forms for that?  Thanks!
