what should i do if i've already given a thirty day notice. the tenants then paid , second time being late late. i've heard it all. now i just want them out. i already feel this month will be late also. is there anything that i can write out that lets the tenants know that, this time it's for real. late one more time, then you must move. thank you in advance Debra

If all fails, wait till their lease is near to expire and send them a 30-day non-renewal lease notice due to late payment.
