i have a renter thats always late on her rent. and has not paid for this month.she also has broken her lease aggr.several times 45 days has pasted when i gave her 5 day notice.

File in court for eviction. If the lease term is almost over, send her a non-renewal notice, so you can get a better tenant in there.
