Can only one tenant be given notice when three are on contract?

A rental agent found us an "excellent" tenant by seriously lying and withholding information. One of the three is a hoarder, has a cat that toilets in neighbors yards, creates a mess on every part of the property, and has a hostile, adversarial attitude. The married couple she livesare fine while tolerating her destructive ways, but we want her out.

Look at your lease. If there is a "joint and severability" clause: Under joint and several liability or all sums, a claimant may pursue an obligation against any one party as if they were jointly liable and it becomes the responsibility of the defendants to sort out their respective proportions of liability and payment. This means that if the claimant pursues one defendant and receives payment, that defendant must then pursue the other obligors for a contribution to their share of the liability. Try and have everyone to agree to either end the lease, or release the unhappy tenants from the lease.
