Tenant giving notice moving out 1 mo prior to end of lease

My tenant notified me that she will be moving out due to purchasing a home the end of July her lease is does not end until end of August. She wanted to know if I could find someone, I said I would try but if I didn't get it rented I would have to hold her to her lease. If she would happen to not pay Aug. rent and vacate the property the end of July would I have to return her deposit money of $750 which is one month rent or is that a separate issue?

If she does not pay the month of August and you can't get someone in, then you can send her an "itemized list" of damages which include the one months rent that was unpaid. Hopefully there are no other damages as well.
