My tenant did not pay his April 2012 rent and promised me that he'll pay both April's and May's rent on May. It is now May 8th and he still hasn't pay yet. I told him I would wait until May since he's been there for 8 years but I also gave him a 3 day notice to pay or quit back in April. My question is: can I start the Eviction process now since I already gave him a 3 day notice back in April or do I need to give him another one and wait 3 days later to start the Eviction process?  Thanks,
