Partial payment of rent

our tenants rent was due July 1 and they today (July 12) have sent a check for only $150. When is the landlord legally able to proceed with the eviction process? Can you still evict someone even if they have paid some of the rent?

I know some states accept partial rent as payment. You may want to contact your local court house and see if they know the answer. Or search online for TX law regarding partial rent payments.

Can you evict someone in the State of Georgia if they pay partial rent with a signed payment arrangement indicating eviction proceedings if remainding balance is not paid by agreed upon date?
