I have tenants that moved out early and turned off all the utilities. - NO WATER TO CLEAN. They left the house before the 30days, but I needed to hire someone to come in and clean. - I physically can't. I had to turn on the water, in my name, for a week so repairs and cleaning could be completed correctly. Can I deduct part or all the water utilities for that week? Water was need to clean, fix broken faucet and broken inner toilet workings that they tried to repair themselves, and didn't do right.

You can do whatever makes you happy. Does that mean it's right? Technically, if tenants do not occupy property, water bill is your responsibility. Consider yourself lucky that the tenants turned the water off. Imagine the possible water damage that could have happened if left on. ----- Disclaimer: Since I’ve been answering a lot of questions, I thought I would make the following statement. I’m not affiliated with EZlandlord Forms. I’m just here (not sure how long) to help those that have questions. Having 40+ yrs with Rental Property and done well, it’s my way of “Pay it Forward (check out the movie).” However, it is up to you to become familiar with your State/Local laws. I always like to know if the suggestions I offer are helpful. Feel free to comment anytime. Thanks in Advance.
