My tenant was not permitted to have pets but they did and the carpet reeks of urine. Now I'm trying to decide whether to attempt to clean and enzyme treat the carpet or replace it entirely. My question: as the LL aren't I required to clean the carpets between tenants? If so, how can I charge the tenants for the cleaning? Can I only charge for the enzyme treatment which I normally wouldn't do if they hadn't had dogs? I am in Nevada. Thanks in advance for responding!!

hmmm only you know how bad they are... did the pee soak through to the base board below? The tenant violated the lease big time, and then ruined carpets... to me that would certainly come out of their security deposit.
