Kicking out a CA renter

I rent a room out to a guy who is an absolute POS. We had nothing written down but I do want to do this right today so I will give him 30 days notice, that's what we verbally agreed on. Is there a free form available I can use? This really isn't an eviction per se it's just terminating our month to month agreement. He have a security deposit, equivalent to his last months rent however I suspect he will have damages in his room. I want to make it very clear in the document that the deposit is just that, a deposit and it will be returned to him on his last day minus utility deductions and damage deductions. Now let's say he leaves next week, is that ok or is he responsible for paying the remaining 30 days per the agreement? Thanks.

Couple of questions. 1. How long did he rent from you? 2. Was the deposit agree as a sec.dpst or last mo rent? It makes a difference.  It could become a He said – She said issue. This could be a problem and why one should always have a written agreement…..As for a form, create your own.
