Tenant breaking lease 18 days before moving in

I have a tenant that has signed a 12month lease and provided first months rent and security deposit. I recieved a phone call saying she was filing for divorce and no longer wanted to rent the house. Am I allowed to keep what they have given me to pay for their first months rent for my mortgage and the deposit for cost and lost wages of showing the property to get another tenant? All info would be greatly appreciated.

Ryan, you may be able to keep the security deposit, but keeping both may not be allowed. I would def do a little research on your state laws to be sure.
