Cleaning charges after Move -Out in California

Hello:  My tenant is disputing the followng charges:   Carpet cleaning  Touch up paint in walls  She claims that because she lived in the unit for two years, the above is considered normal wear and tear and has to be paid by me (landlord).  Is this true? (From Huntngton Beach CA)  Thank you Gabriella
