Today I had a tentant that needed some repairs. I went over with the repair man to show him what i wanted and to get a price. when i walked in my propery was a dirty cluttred mess, also they hade a small dog violation of contract.and the front yard had been trashed and a old washing machine was sitting there also the tail gate to a pickup.was leaned up against the chain link fence.I have given them a noitice of violation on the front yard of trash and broken down tv's back several months ago.can i now proceed in to the eviction process?

I would also send a notice for the violation of a pet. Then I would start the eviction process.
