wife leaving husband in VA

The tennants are on a month to month lease after 2 years of residency.  Wife has let me know she and the kids are leaving her husband.  Do I need both signatures (since they both signed the last updated lease agreement) when she terminates the lease agreement?

With a month to month lease you have the right to end the lease for all tenants, with 30 days notice before next pay period. If the Husband stays you can always have him sign a new lease.
