Tenant at WIll

Previous lease agreement ran out in JUL20013 with tenant.  We mutually agreed to move forward as a "tenant at will" situation.  This was verbally agreed upon without written documentation.    I would like to put the property on the market for sale.  I plan on sending a 30 day notice to the tenant explaining that they need to vacate the property.  Is there anything else I should be doing.  The property is in MA....
