I have a tenant whose lease has expired. Do i present them with a 30 day notice to quit or a 30 day notice to vacate? what is the difference in these two notices?

I believe you are supposed to give them 30 days notice a month BEFORE the lease expires if you don't intend to renew. Once the lease expires it converts to month to month (tenant at will) so I guess you now give them a 30 day notice to vacate. I am in MA and I know on a month to month basis it's just 30 days and you don't have to give a reason. Check if the laws are different in NY

the laws are the same in terms of the 30 day notice, but I'm unsure if a 30 day vacate notice and a 30 day quit notice is one of the same?
