Non Refundable Pet Deposit...what is it to cover?

Is a non refundable pet deposit to cover any said "damage" caused by pets or would that be charged above and beyond said deposit? The lease says tenant must pay for premises to be sprayed for fleas (although there are not any fleas). Should this not be paid for from the pet deposit?

This statement is in the case that the house does get infested. If it is not there is no need to have the house bombed. The pet fee should help to cover any minor damages that may be left. If the tenants are the neglectful type then you may need to dig into the security deposit as well if for instance the house is destroyed from awful cat spray or carpet are shredded do to the claws and paws of rowdy pets. Always make sure to document before and afters!
