I have a tenant that has been late on her rent two months in a row. She is current but does not pay her rent until around the 20th of the month. If this happens again next month, can I refuse her rental payment and serve an eviction notice? If so, is there an example later I can send her?

If she pays constantly can you first speak with her to find out if it is simply her pay period from work. Can arrangements be made to change the due date to the date that she has consistently paid? Speak with the tenant and open the floor for communication. If she refuses or cannot explain the situation. Then yes you may serve a notice to pay on time or quit. then after that notice officially start the eviction process.
