Eviction

I have a tenant, who has issues with the law and he went back to his country and wont be back. His cousin was living with in the Unit but he's not on the lease. The cousin told me that he could not afford the lease, however, if I could let him stay using his last month. It has been 3 months already since the tenant left, what are my options about him not coming back?
