60 day no cause notice

I have a year lease that i found online and it says with 60 days notice, either party can terminate this agreement. Is this enough to give a no cause termination before the year is up? I have read that it can only be on a month to month or after they have been there for a year, but having that sentence in there, does that change the situation?

Even if the lease state 60 days, you may still be legally held to whatever your state law is. You cannot require from a tenant something that does not comply with the law.
