Tenant Owes Rent and Damages

I'm a Minnesota landlord. My tenant did not pay the last months rent and did not clean. They left a gas bill that was contractually theirs as well as many damages. There are two people on the lease. Is Conciliation Court the best option?

Are these tenants out of the house and if so the utility should be turned back over to your name or the next tenant from the date the lease was over. They are responsible for it until that date. If they did not pay the last months rent use the security to cover it, if the security must be used for repairs that are not regular wear and tear then you may sue in small claims court. Good Luck and make sure you itemize all deductions and have receipts or quotes.
