Move-out & Eviction
How long do I have to hold on to tenant's property?

The sheriff is coming to finalize the eviction of the tenant from hell any day now. I will change the locks on the house and start cleaning and disinfecting the whole place. Anything that is still in the house, I will put in the garage. I will give her 30 days to pay the amount of the judgment and get her property back. After that, I plan on throwing everything away. I will keep the appliances she brought into the house, but that's it. Has anyone else ever had to go to this extreme just to get rid of some one?

You'll also need to send a letter or post on your premises stating that the tenants property will be disposed of if they fail to respond within 10 days. It's a pain, but worth it to start over with a clean slate!
