Broken lease

Hi- my tenants left a note this am stating that they vacated the premises. Their lease isn't up until March. They said it was because the ac wasn't working right. I have had 2 licensed hvac's 3 times tell me that it was fine. Can I bring them to court for violating their lease?  Natchitoches,la Thanks in advance!!!
