Deceased Tenant

Hello , one of my Tenants is on month to month lease after an expired one year lease  the Tenant past a way 10 days ago ,  rent has not been paid for the month of August Tenet's boyfriend and  her two 18th and 12 years old children still living in the house , what is the legal way to evict the house and start a new application and new lease  can the  divorced father  move to my property even his name never was on the contract? thanks for the advice

Do you want the divorced father to move to the property? If you do, you can create an Amendment to add him and remove her. Otherwise you would need to go through the normal eviction process. Make sure that the notice you use incorporates "ALL PEOPLE LIVING ON THE PREMISES" - Good Luck!
