Tenant moving out that damage property and returning security deposit

Does a tenant moving out need to sign the exit document before recieving security deposit also if they damage property i will be retain some of their security deposit does this also have to be sign off by tenant. I live in Illinois

They do not need to sign an exit doc, and yes you can deduct money from the security deposit for repair bey ond normal wear and tear. Make sure you itemize all repairs and get quote/receipts for everything that you do. You will need to send the tenant the breakdown as to what the security it used for.
