Deposit deductions

Before tenant took possession of our rental house, I had it professionally  cleaned and the out doors power washed including the pergola.  The inside is just Ok clean but the outside is very dirty and was never cleaned while the resident occupied The house.  Can I charge them to have the carpets(heavy soiled and outdoor patio power washed) she lived there For two years, I just want the house returned in same condition it was rented.  Please advise  California Landlord
