I have a wavier in my lease concerning the 10 day notice to quit. in the state of PA do i still have to give them the notice or can I just file for eviction ?

There are no restrictions other than what is specified within the lease agreement. I think it all is depending on the situation. I would still give them notice, but again it all depends on the situation.
