I notified a tenant on March 25 that I would not be renewing his lease effective Aug. 1. He is now claiming to be disabled and blind due to emergency eye surgery. He has never claimed to be disabled until now. Is this a federal or Indiana law issue? What if he claims under ADA I cannot evict him? He says he is restricted to 15 lbs of lifting. I have a new client coming in on Aug. 2.

I think if you have everything documented you will be fine. As long as you are not renewing based off him being disabled. I would contact an attorney because this situation sounds more complex and a lawyer will be able to direct this carefully.
