Unihabital Conditions, tenant wont leave

This property is in Texas. We have an interior water leak, possibly under foundation. We need to tear out interior walls, as part of the search for the leak. Tenant does not want to leave. He is on a month to month lease which ends on 5/2/16. He is refusing to leave even after lease expires. Any suggestions?

other than legal proceedings. I guess the question I am needing answered is...... What form do I need to give this guy that might convince him to leave? Thanks
