30-day Notice 10 days in to final month of year lease.

The year-long lease for our property is ending on June 1, 2016.  Two out of the three tenants are leaving and finding replacements.  However, the third tenant has been late on rent and moved his girlfriend into the property over a month ago without telling us.  We would like to move him out of the property and start with all new tenants.  The lease states:  2. TERM OF LEASE: This Lease shall commence on September 1, 2015 and continue until June 1, 2016 at which time the lease converts to a month-to-month basis, unless a) a new lease has been negotiated by the parties, or b) either party has given the other party at least 30 days notice that it did not desire to continue the lease, thereby causing the lease to expire as of the last date written above.  It is our understanding that in Arizona, when there is a fixed end date in the lease, no notice is needed as the lease simply expires.  However, per 2b of the lease, we are concerned that we need to give 30 days written notice.  We are wondering if we give the 30 day notice now, will the tenant have until the June 1st to vacate.  Or, will he have the additional 10 days into June?  Or the entire month of June?   Thank you!

Easy enough send a non-renewal notice to that tenant and give them a move out date. If there is not enough time usually a minimum of 30 day when it converts to a month - to - month Simply give 30 day to move out and you will be set.
