Pet Deposit Forfeit if lease is broker

Tenant moved out prior to the lease expiration date. I know they have forfeited their damage deposit but they also have up a pet deposit. Have they forfeited that as well or is it refundable to them based on the condition of the property due to pets.

Pet deposits are usually non-refundable. So if that is so there should be no need to refund it. Also if the tenant broke the lease they may not be entitled to it. Was the lease ended mutually or strictly on the tenant end? There are a few factors to consider but always state in the lease Non-refundable for absolute clarity.
