Tenant is on month to month after year lease. 28 day move out notice was given on Feb-1 for Feb 28, today is Mar 2 and they are having issue moving out and still in house. Not sure when they will be out they say 2-10 Days. I have given notice to vacate in 30 days and rent due reminder for the month of Mar. Am I correct that the month of Mar rent is due in full as they are still in possession of property

I would charge a portion of rent.
