Is there something called a 'release of lease'? We had a tenant let us know she was moving out mid-Sept. She helped us find a new tenant who has signed a new lease from Nov 1 - July 31 (remainder of first girl's lease). She has taken all of her belongings 1. Can I just write a letter that she is 'released from her lease' 2. Can I use her security deposit to pay for her unpaid October rent? Thanks, Sheri

I just used the mutual termination, which allowed the tenant to be released from the lease.
