I have a tenant who is responsible for his own utilities as stated in the lease. He has section 8 I live in Fresno, Ca. The city called me to notify me that the tenant at my address has not paid his water/garbage in 5 months and his water was shut off 2 months ago. They also stated that they were planning on closing his file and would need to give it to coding enforcement since it was illegal for anyone to live there with no water. Since he has section 8 can I give him a 3 day notice or do I need to give him a 30 day notice? He has been living there for 2 years.

The same rules apply for section 8 as normal tenants however, you just have to involve the public housing authority.
