Tenant refusing to move at the agreed time

we gave tenant 45 days notice . Refusing to move for additional 2 weeks stating his new apartment is not ready. Any measures we can take ?

I would be nice and let them stay until their new apartment is ready but make them pay partial rent for those extra two weeks.

I wouldn't waste money and time with an eviction if they just need two more weeks. I would just let them stay for the two weeks and have them pay partial rent for the time they will be staying.
