WA eviction for non payment/last months rent/

If I evict my tenant for non payment (he says I might get it by the 13th) can I also go after him for his last month's rent since he has not given proper notice (30 days) per the lease or does the eviction nullify that? We rely on his rent monthly and this is putting us in a serious bind.  We are planning on selling the house and planned to let him live there while on the market. However, the house is filthy and we don't believe he will be cleaning it as he had previously agreed to. He is violating the lease in a few other areas (yard care etc.) and we need to get him out prior to listing. Just not sure what all he is liable for and want to be sure prior to deciding to evict or not.   Thank you
