if my renter breaks the rules and regulations like having a trampoline with out letting me know. Destroying the grass in the back yard because of the trampoline. Leaving a lot of their stuff/trash in the garage and a lot of trash (old dog houses, furniture, trampoline parts in the bushes in the back yard) is that a breach of contract? Or how much should I charge them or withhold from the Security deposit?
