TERMINATE MONTH TO MONTH LEASE NJ

I have a rental property in NJ and I would like to sell it. I have a month to month lease and the tenants don't want to move out. How do I go about getting them out?

First see if they will buy it. If not give them a 30 day notice of non renewal. if they done move out start eviction proceedings.
