Must I give 60 day notice or may I do a 30 day notice.

Hi, I have a tenant that has rented one of my rentals, years ago. He is renting, month to month (in California) for years. He has, in that time, destroyed the property. I've even received letters from the Township, for it's an eyesore with trashy and hoarding. I want to give him a renovating eviction. Must I give him a 60 day eviction notice or may I be able to just do a 30 day eviction notice? Sharon

Google says "If you are evicting a tenant from a month-to-month lease, you will need to give the tenant a 30-day notice to move out. If the tenant has lived in the unit for more than one year, the notice must be extended to 60 days. In government-subsidized housing, the notice must be 90 days."
