I have a tentant in Washington, DC who has been there for 5 years. He has always been late with payment, but now he is 2 and a half months behind and has damaged the property. I want to evict him and move in the property myself. I read the DC law and know that I can evict him for nonpayment and violation of the lease (he has a dog), those reasons require a notice and 30 days for him to remedy. In order for me to occupy the unit as an owner, I need to give him 90 day notice. I am wondering if I could do both? If yes, how do you recommend I go about this?
