Tenants in group housing situation, one wants off the lease

Hi I am renting my house to three individuals, all of whom are on a month to month lease, all together on the lease. One of them is moving out, and they are getting a new tenant. Do i need to resign the lease with all of them? How do I take the one tenants name off the lease?

If it's month to month, then just issue the new lease with the updated tenants names and omit the vacating tenant.
