Tenant caused massive Fire at our Duplex, Return of Deposit

So we just remodeled & painted inside & outside of our Duplex in Wa. State. The new tenants of only less than 2 months caused Massive Damage to the Property & its not livable for quite a while. Do I have to still give back Deposit since they did not return it in good condition. I am prorated there July rent back. Thank you, Judy

If they are at fault for the fire I'd keep whatever deductible the insurance charges me.
